Costs

How much does it cost to have a chimney swept in San Antonio?

We don't know of a published San Antonio average. Homeyou's July 2026 national figures put a sweeping at $135 to $393, about $274 on average, and an older Angi figure is $130 to $380, about $255 on average. A tall chimney or a steep roof adds to it, and so does heavy creosote or a nest. Ask for the price before the visit.

How much does chimney repair cost?

Fixr puts a typical chimney repair at $250 to $1,200, about $750 on average. A cap is usually $100 to $250, a crown $750 to $1,000, flashing $200 to $300 and repointing $500 to $2,500. A new liner runs $1,200 to $4,600. All national figures; get yours in writing.

How much is a chimney inspection?

Published ranges are wide: $85 to $950 for a Level 1 and $150 to $1,000 for a Level 2 camera inspection (Bob Vila, 2023). Many sweeps include a Level 1 look with a sweeping. Ask which level you are paying for.

Is a chimney cap worth it?

Usually. A cap keeps rain and animals out of the flue, and Fixr puts cap repair at $100 to $250. In San Antonio a screened cap also keeps squirrels and raccoons out. It does not keep chimney swifts out legally once they are nesting; cap after they leave in the fall.

Sweeping and inspection

How often should a chimney be cleaned?

NFPA 211 is the national fire code for chimneys. It says chimneys and vents shall be inspected at least once a year for soundness and freedom from deposits. Cleaning and repairs follow if needed. A fireplace burned most cold weekends needs a sweep every year; one lit a handful of times may only need the inspection, with a sweep when it finds buildup.

Do I need my chimney swept if I barely use it?

You still need it inspected. An unused chimney collects nests and debris, and San Antonio averages 75.7 nights a winter cold enough to light it. The first fire of the year is when a blocked flue sends smoke into the house.

When is the best time to sweep a chimney in San Antonio?

Late fall or early spring. TPWD's guidance for sweeps is to delay cleaning at least 6 weeks for a chimney with eggs and at least 4 weeks for one with young, and that late fall, after the swifts have gone south, is the better time to clean. October and November are also before the first hard cold front, when every sweep's calendar fills.

What is a Level 2 chimney inspection?

NFPA 211's Chapter 15 sets three levels. Level I covers the parts of the chimney and fireplace you can readily reach. Level II adds accessible attics and crawl spaces and scans the flue liner with image scanning equipment. Level III opens concealed areas by removing parts of the chimney or building, and is used only when Level I or II cannot answer the question. NFPA 211 calls for a Level II inspection on sale or transfer of the property and before a flue is relined. It also calls for one when an appliance is added or removed or swapped for a different type, and after a chimney fire or any other event likely to have damaged the chimney.

Do I need a chimney inspection when buying a house?

NFPA 211 calls for a Level II inspection on sale or transfer of the property. A general home inspector usually looks at the chimney from the outside only, so a camera look down the flue is worth asking for before closing.

Problems and repairs

Why does my fireplace smoke up the room?

The usual causes are a closed or partly closed damper, a flue blocked by a nest or debris, wet wood, a house so tight it pulls air down the chimney, or a flue too small for the fireplace opening. Stop using it until the flue is checked.

Why is my chimney leaking?

Water usually gets in at the top or where the chimney meets the roof. A cracked crown or a missing cap is common; so is failed flashing, or old brick soaking up rain. On a prefab fireplace it is often a rusted chase cover. Fixr puts flashing repair at $200 to $300 and sealing at $150 to $500.

What are the signs of a chimney fire?

A loud roar or rumble, dense smoke, a strong hot smell, and sometimes flames or sparks out of the top. Afterward: puffy, honeycombed creosote, cracked flue tiles, warped metal. Call 911 during one, and get a Level 2 inspection after.

Can I use my fireplace if the liner is cracked?

A sweep will usually tell you not to. A cracked liner can let heat reach the wood framing around the chimney and let smoke and carbon monoxide leak into the house. Fixr puts liner replacement at $1,200 to $4,600.

There are birds in my chimney. What do I do?

In San Antonio they are almost always chimney swifts. Chimney swifts are protected under the federal Migratory Bird Treaty Act. Texas Parks and Wildlife says it is illegal to disturb swifts or their nests during the breeding season. Close the damper and wait. Young swifts leave the chimney about 30 days after hatching. The loud chattering is the last two weeks before they go.

Choosing a chimney company

Do chimney sweeps need a license in Texas?

Texas does not license chimney sweeps or chimney masonry work: none of the 41 programs the Texas Department of Licensing and Regulation runs covers chimneys or fireplaces. The Chimney Safety Institute of America's Certified Chimney Sweep credential is a national industry certification, not a state license. Gas lines are different. Texas law defines plumbing to include piping that supplies gas. Running or changing a gas line to a fireplace is work for a plumber licensed by the Texas State Board of Plumbing Examiners.

Who is the best chimney sweep in San Antonio?

We don't rank companies. Ask any sweep for proof of liability insurance, a written price, photos of the flue before and after, which inspection level they perform, and whether they hold the CSIA's Certified Chimney Sweep credential. Be wary of a low-price sweep that turns into a large repair on the spot.

Does a chimney repair need a permit in San Antonio?

Inside San Antonio city limits, the Development Services Department handles building permits and inspections through its BuildSA portal (210-207-1111). Ask the pro whether your job needs one. New fireplaces and rebuilt chimneys usually do, and so do new gas lines.

Can a chimney sweep fix my gas logs?

A sweep can clean and adjust the log set and check the venting. If the gas line itself needs work, that is plumbing under Texas law and needs a licensed plumber.

Safety

Can a fireplace cause carbon monoxide poisoning?

Yes, if the flue is blocked or cracked, or the damper is closed too soon. The CDC advises a battery or battery-backup CO detector near every sleeping area, checking its batteries when the clocks change, replacing detectors about every five years, and having the chimney checked or cleaned every year because debris can let CO build up inside.

What wood is best to burn in San Antonio?

Dry hardwood: oak and mesquite are the local staples, and pecan burns well too. The EPA says wood burns best at a moisture content under 20 percent, to season it at least six months, test it with a moisture meter, and never to burn household trash or plastics.

How far should things be from the fireplace?

The US Fire Administration's advice is to have chimneys and vents cleaned and inspected at least once a year, and to keep anything that can burn at least 3 feet from a fireplace.
