Chimney liners and relining in San Antonio

The liner is the inside wall of the flue. In most older San Antonio chimneys it is clay tile, and after decades of heat it cracks. A camera inspection shows it; relining fixes it without tearing the chimney down.

Why the liner matters

The liner keeps heat away from the wood framing around the chimney. It keeps smoke and gases inside the flue, and it sizes the flue so the fireplace draws properly. A cracked or missing tile can let heat reach framing and let carbon monoxide leak into the house. Fireplaces and carbon monoxide.

When a chimney needs relining

  • A camera inspection finds cracked or missing clay tiles.
  • After a chimney fire, which often cracks tiles. Signs of a chimney fire.
  • When you add a wood stove insert or switch to gas, since the appliance needs a flue sized for it.
  • An older chimney built with no liner at all.

NFPA 211 calls for a Level II inspection on sale or transfer of the property and before a flue is relined. It also calls for one when an appliance is added or removed or swapped for a different type, and after a chimney fire or any other event likely to have damaged the chimney.

Types of liner

  • Stainless steel. A flexible or rigid stainless pipe dropped down the old flue, often wrapped in insulation. The most common reline, and the usual choice for inserts.
  • Cast-in-place. A cement-like lining poured or sprayed around a form inside the flue. It can also add strength to an old chimney.
  • Clay tile. Replacing tile in an existing chimney usually means taking the chimney apart, so it is mostly used in new construction or rebuilds.
  • Aluminum. Only for some gas appliances, never for wood.

What relining costs

Chimney liner replacement$1,200 to $4,600Fixr, Jan 2025

National published range (Fixr), not a San Antonio average and not a quote. The price depends on the height of the chimney, the flue size, the liner type and insulation.

What to ask

  • Can I see the camera footage of the cracks?
  • Which liner and what grade of stainless? Is it insulated, and is it listed for my appliance?
  • Does the price include a new cap and a new top plate?
  • Does this job need a permit?

Questions San Antonio homeowners ask

How do I know if my chimney liner is cracked?

Usually you don't, until a camera looks. Pieces of tile in the firebox are a sign. A Level II inspection scans the liner.

Is a stainless steel chimney liner worth it?

For an insert or a cracked clay flue, it is the usual fix, and far cheaper than rebuilding the chimney. Fixr puts liner replacement at $1,200 to $4,600.

Do gas logs need a chimney liner?

Vented gas logs in a masonry fireplace use the existing flue, which should be sound. A gas insert usually needs its own liner sized to it.
