Chimney repair in San Antonio
Most chimney damage starts at the top. That is where sun and rain hit it hardest, along with the odd hard freeze. Fixed early, a cracked crown or a few joints of missing mortar stay a small job. Tell us what you are seeing and a local chimney company calls you back.

What usually needs repair
- The crown. The concrete or mortar slab on top of a masonry chimney. Small cracks let water into the brick below; a crown poured too thin or flat cracks first.
- Mortar joints. Mortar is meant to wear before the brick does. When joints recede or crumble, the fix is repointing (or tuckpointing): grinding out the old mortar and packing in new.
- Spalling brick. Brick faces that flake or pop off, usually from water getting in and then heating or freezing. San Antonio's 13.8 freezing nights a winter are fewer than up north, but water plus summer heat still breaks down brick over decades.
- Flashing. The metal where the chimney meets the roof. When it lifts or its sealant cracks, water runs into the attic beside the chimney. Chimney leaks.
- Caps and chase covers. A missing cap lets in rain and animals; a rusted metal chase cover on a prefab fireplace holds water and leaks. Caps and chase covers.
- The liner. Cracked or missing clay tiles inside the flue, often found on a camera inspection. Chimney liners.
- A leaning or separating chimney. Usually a footing or foundation problem, not a mortar problem. This one needs a structural look before anyone prices brickwork.

Old brick inside the loop, metal flues outside it
About 34% of the 899,316 homes in the 62 ZIP codes we cover were built before 1980 (Census ACS 2020-2024). Those houses, in Alamo Heights and Monte Vista, in Castle Hills, and in the older neighborhoods inside Loop 410, are where masonry repairs concentrate. 41% were built in 2000 or later, mostly with factory-built fireplaces, where the repair is more often a rusted chase cover or cap, or a damaged metal flue section.
Permits and who does the work
Texas does not license chimney sweeps or chimney masonry work: none of the 41 programs the Texas Department of Licensing and Regulation runs covers chimneys or fireplaces. That puts the burden on you to check insurance and get the scope in writing. Inside San Antonio city limits, the Development Services Department handles building permits and inspections through its BuildSA portal (210-207-1111). Ask the pro whether your job needs one. New fireplaces and rebuilt chimneys usually do, and so do new gas lines. How to check a chimney company.
What to ask
- What failed, and can you show me a photo of it?
- Is this a repair, or is the chimney at the point where it needs rebuilding above the roofline?
- Will the new mortar match the old in color and hardness? Soft historic brick needs a soft mortar.
- Does this job need a permit, and who pulls it?
Questions San Antonio homeowners ask
Can a chimney be repaired instead of rebuilt?
Usually. Repointing, a new crown and new flashing fix most masonry chimneys. Rebuilding the top few feet is common when the brick above the roof is spalled or loose. A full rebuild is for a chimney that leans or has failed structurally.
How do I know if my chimney needs repair?
From the yard: cracks in the crown, gaps in the mortar near the top, flaking brick, a leaning stack, a rusted cap or white staining on the brick. Inside: water stains near the chimney, flakes of tile in the firebox, or a damper that rusts.
Does homeowners insurance cover chimney repair?
Sometimes, when sudden damage comes from a covered event like a storm or a chimney fire. Wear and tear is usually not covered, and neither are slow leaks. Check your policy.
